When purchasing a home on a lake, there are significantly more considerations than buying a home in an urban or suburban area.  Each property will be unique.  The first step will be to decide which lake(s) will be a good fit for you.  My recommendation for a first step is to have a conversation.  I am not an arm-twister, so be confident that if you determine you are not interested or want o hold off that I will not become your stalker.  We can talk about not only what you are looking for as it relates to pricing and location, but what you expect from your lake home.  Some people are content with being able to see the lake in the distance from their window, and others may want to get up every morning to swim two miles.  Most people will fall somewhere in between.  There is not a right or wrong answer to your plans for the property.  It is just to guide us in our planning for where and which properties may appeal to you.  I can setup customized property searches so we can target appropriately.

 

If we get to the point where you will want to set up property showings, I will ask you for three things.  The first is photo identification.  This is a basic security requirement, but also for signing of contracts, this is a must.  The second is "proof of funds".  When submitting a purchase offer on a property we will need to demonstrate how we intend to pay for it.  Proof of funds can be in the form of a mortgage pre-approval, or a bank statement.  We should talk about what is appropriate on that.  The third item is an executed Buyer Broker Agreement.  This agreement is what shows that I am working for you.  As of 2025, it is now a requirement for Realtors to have an executed agreement before showing a house.
